Shared Ownership
Shared ownership is our most flexible purchase option, where you can initially purchase a 50% share in the property and when circumstances allow you can buy the rest. We can offer a share of between 50-70% of a property and pay a rent on the part that you don’t own.
The higher the share you purchase, the less rent you will have to pay. Over time you have the option to increase your share of the amount of the property you own if you can afford to do so. Shared ownership is one option for purchasing your own property and we’re committed to helping people to achieve their aspiration to purchase their own home.
Rent To Own
Rent to Own Wales is a Welsh Government funded initiative that is perfect for people who are looking for financial assistance to buy their own home and get their foot on the property ladder.
Rent to Own enables you to build up a lump sum towards a deposit whilst renting your home. After renting for a period between 2 and 5 years you will have the option to buy the property outright. 25% of the rent paid until the purchase date will be available for you to use as a deposit. You will also benefit from 50% of any increase in the value of the property being added to your available deposit to use towards your purchase.
You will need to be either a first time buyer or consideration will be taken into account if the current home is unsuitable and does not meet your family’s needs e.g.in need due to relationship breakdown. Evidence of sale and equity from sale of jointly owned property will be required and decided on an individual case basis.
Your combined household income needs to be £60,000 or less each year. A household can be one person, or you and a spouse/partner or you and a friend.
You must be in work (this includes being self-employed) and ineligible for housing benefit.
You must not currently own a home anywhere in the world, unless a court order forces you to remain on the deed of a property where your children reside (but you do not) and capital cannot be released.
Subject to above, the home you want to buy must be your principal or only home and you may not Sub-let all or part of it.
At the point of application you must be unable to afford to buy a similar property on the open market or through any other home ownership initiative.
A financial assessment is required at the time of application, if you are not a suitable candidate for Rent To Own or shared ownership, we may be able to provide alternative suitable options.
Applicants must be financially able to pay the rent/mortgage. Failure to do so can result in the option to buy to being revoked and put your tenancy or home at risk.
Applicants must be either a British or EU/EEA citizen, or have indefinite leave to remain.
Eligibility may vary depending on which development, where you want to buy a home and the property size.
